Behind every
building, a system.

When maintenance priorities compete, supplier responsibilities are unclear, or asset costs are hard to explain, I help you understand what is happening and decide what to do next.

01 / Perspective

A building is never just a building.

It is a living network of decisions.

A missed maintenance task can become a production issue. An unclear supplier boundary can leave work undone. A spending decision can shape costs for years.

WICREA is my independent advisory practice. I work across technical operations, maintenance, suppliers and asset decisions to help you set priorities, clarify responsibilities and plan workable improvements.

Independent advice. Practical priorities.

02 / Areas of focus

Make the unseen
work better.

Start with the issue you need to resolve. These are the areas where I can contribute.

01

Technical operations

Unclear ownership? Connect technical systems, responsibilities and daily routines so teams know who needs to act.

02

Facilities & maintenance

Competing maintenance priorities? Weigh risk, asset condition and lifecycle needs to decide what to address first, including hard FM and condition-based maintenance.

03

Supplier performance

Supplier responsibilities unclear? Define service expectations, contract boundaries and follow-up so delivery can be assessed against what was agreed.

04

Asset & cost performance

Repair, replace or invest? Ground capital and running-cost decisions in asset condition, energy use and lifecycle value.

05

Operational transformation

Change stalled on site? Turn the plan into workable stages, build the team and support implementation through interim leadership.

03 / The approach
A steady hand in complexity

From moving parts to shared direction.

Understand the cause, agree the priorities and make the changes workable for the people on site.

01

See the whole system

Review assets, operating routines and agreements with the people closest to the work. Establish what is actually causing disruption.

02

Find the useful signal

Agree which risks and maintenance needs come first. Make responsibilities and the trade-offs behind asset decisions explicit.

03

Make progress stick

Break change into stages the organisation can support, build the team and put workable routines in place.

Better performance is built over time — across the full life of an asset.

The person behind WICREA

Independent perspective.
Close to the operation.

Technical understanding.
Practical change.

I’m Willy Johnsen. WICREA is my independent advisory practice, bringing together technical operations, maintenance, suppliers and asset decisions. My role is to turn an understanding of the problem into changes people can carry out.

When production or property operations are stuck, I help leaders and teams stabilise delivery and improve flows through sustainable, practical change. This includes interim leadership, business development and commercial change, with time and cost considered alongside operational needs.

Digital and smart operations connect IT and OT: using data, AI integration, IoT and building automation where they support the work. Strategic property advisory covers acquisitions, sales, leasing, tenant dialogue and asset enhancement.

One example: factory operations

The pressure
Recurring delivery delays, weak technical availability and poor production efficiency. Customer-imposed penalties (roughly €8 million annually), with catch-up work adding further costs.
The decision
I assessed the operation and proposed an ambitious intervention. When management favoured a more cautious approach, I reworked the plan into stages. We still achieved the outcome I had set out in the original proposal.
On site
I built teams, implemented the changes on site and established a maintenance and service culture.
The lasting result
€0 in late-delivery penalties that same year. The culture continued after I left, keeping the factory in good shape and giving management a stronger OPEX base for the years ahead.
